PROJECT OVERVIEW

The objective of theProjectwasto carry out a maintenance upgrade ofthe facilities withboth aninternal and externalpaintapplication;whichincludedall internal guest room facilities, kitchens,storage, managers, ablutions, laundries,common roomsand staffquartersand all external areas,fences and signs. Each hostel required to remain operational throughout and paint materials usinglow andultra-low“ volatile organic compound” (VOC)paints and varnishes.

Scope of Work

Each hostel had an 8 week paint period with external colours to match existing or the location, and the internal colours painted in AHL’s standard colours in all hostels. Work involved daily consultation with staff and guests on room availability, coordination of required weekend and night works to minimise disruption to operations. Painting, inspections, punch listing and handover was managed using agreed ITP’s with acceptance of each area returned by the Hostel Manager for guest use.

Aboriginal Hostels Limited contribute to Indigenous Australians quality of life through delivery of accommodation and support services across a national network of hostels. AHL’s national network of 45 Hostels provide accommodation to Indigenous people who need to be away from home to access life changing education, employment, health, medical and other services with more than 1800 beds.

AHL Hostels; Luprina, Mulgunya and Nindee are located in Adelaide, Silas Roberts in Darwin and Yumba in Brisbane. Between them the facilities provide accommodation of 200 beds, meals via commercial kitchens and full laundry services for people requiring medical assistance/treatment and various other medical needs, short to long term and transitional accommodation.

Project Outcomes

  • To isolate and make safe work areas from Indigenous guests and families whilst the works were completed over a 6 day work week.
  • Achieve a ‘zero harm’ outcome through comprehensive and uncompromising management of risk, particularly those risks relating to Work Health and Safety for Indigenous peoples.
  • To complete room handover and acceptance as planned to match guest number needs.
  • Minimise odour, noise, debris, and disruption to AHL’s staff and guests throughout the painting period.
  • Complete additional repairs uncovered whilst maintaining schedule including nightshift painting requirement.

Value Added

  • IPSA used low emission and odourless paint materials throughout.
  • Demonstrated to AHL that full painting can be completed safely without incident or distress to AHL guests and staff.
  • We provided AHL with a 10 year paint warranty for all painted areas with an expected 20year useable life span.
