The objective of this project included demolition and upgrade bathrooms to 28 guest rooms, managers quarters and other staff wet area facilities. The works were conducted over a 23 week period while the Hostel remained in full Operation. The upgrades were required due to water egress failures between building levels, the works revealed the lack of water proofing at the time of initial facility construction. This lack of water proofing resulted in ceiling failures and flooding of guest rooms as well as rooms adjacent and below the failed areas.
The works involved daily consultation with staff on room availability for the Hostel guests and their families. Planning and work practices involved securing 4 to 6 guest accommodation rooms at a time where works commenced immediately with internal demolition of the wet areas, identifying rectification works and a full wet area refurbishment. Each area was completed within a 14day period after which the rooms were returned to service and another block of rooms made available for refurbishment. Services were completed with the Hostel remaining operational due to significant guest demand for accommodation.
